$10M Fitzgerald condos get finishing touches, residents take up residence

The new residents of the elegant Fitzgerald condominiums in Grand Rapids began moving in this week, just a few days shy of the project’s official grand opening gala on Sept. 25. Thirty-nine condos, including four penthouses, have transformed the former YMCA building at 27 Library St. NE into luxury living in the heart of the theater district.

To date, 19 units are sold.

“Right now we’re finishing the seventh floor units,” says Sam Cummings of CWD Real Estate Investment, a partner in the project with Chicago-based RSC & Associates and Grand Rapids developer John Green of Locus Development.

“We expect two or three closings this week and hope to open up the hose, so to speak, as the month progresses,” Cummings adds.

Last fall the project added two more penthouses on the northeast corner of the building. They have 20-something foot ceilings, a wall of windows looking east, private balconies, three bedrooms with two master suites, one on each of the two levels. The penthouses are priced from $900,000.

Two new models are available, a one-bedroom unit with a glass curtain wall that faces north, and a two-bedroom, two-bath, two-balcony unit with south, west and north views.

Cumming declined to detail how much the renovation cost, but did say it was “more than $10 million.”

The grand opening gala, Puttin’ on the Ritz at the Fitz, will feature tours of the building, food and drink stations throughout the building, and entertainment by the Roger MacNaughton Trio on the roof garden. Tickets are $100. Proceeds benefit the Van Andel Institute.
