$7.5M mixed-use development planned to revitalize Muskegon's downtown

Plans are moving forward for a four-building development that will replace a 1.4 acre portion of what used to be the Muskegon Mall. Last month, J2 Development & Construction received the nod from Muskegon's Planning Commission to construct 13 townhomes and two mixed-use facilities for an estimated $7.5 million dollar investment.

The development is part of the Downtown Muskegon Development Corporation's Redevelopment Project whose goal is to rebuild the 23-acre Muskegon Mall site into a traditional downtown area based on architectural and design principles of New Urbanism.

Eight of the townhomes will front Terrace Street, and five along a brand new roadway, Market Street, which is currently under construction. Each unit will have views of Muskegon Lake. Some will have rooftop decks. The two- and three-bedroom units will range from 1,400 square feet to 1,900 square feet. Prices start around $180,000.

"One of the interesting things is that a lot of the units will have the option for main floor master bedroom suites," said Project Manager Rick Pulaski of Nederveld. "This development is the first new building construction with residential and commercial in the downtown Muskegon development center."

A three-story, 15,000-square-foot flatiron mixed-use building will anchor the property where Terrace and Western Streets converge. The main level will have retail or coffeehouse space. Upper levels will be office space. Completing the complex is a fourth, 10,500-square-foot building with retail space on the street level and condominiums on the second level.

Pulaski expects to break ground mid-June, with completion of the townhomes along Terrace Street by October. The remaining buildings will be phased in as the developers work toward a late 2008 completion date.

Nederveld is handling the planning, engineering, and architectural design.
