The 16-story McKay Tower is known as an office center in downtown Grand Rapids. Now, with the proposed renovation of the top three floors into 12 condominiums, the building soon will be home to a unique residential community that has a bird's eye view of the city.
Work on The Residences at McKay Tower, 146 Monroe Center, began a year ago with retrofitting of the building's HVAC, plumbing, cable, and electrical systems to accomodate the condos. Since then, a two-story 1,000-square-foot condo model has been completed and opened.
The condos range in size from 860 square feet to an impressive 3,500-square-foot for the penthouse, which also has its own 780-square-foot private roof deck.
"McKay Tower is shaped liked an oblong triangle, and the top three floors provide unobstructed views of the city because there are no tall buildings around it," says Wally Bulkowski of CB Richard Ellis, the condominium property managers. "A couple of the condos have an east, north and south view. Most have at least 120-degree views, but some have 270-degree views. The penthouse has about 310-degree views."
Buyers can opt for one of the six floor plans and a finished build-out, or they can purchase the raw space and hire their own architect and builder. Prices for finished units start at $265,000 on up to $1,650,000 for the penthouse and include bamboo flooring, solid countertops, and stainless steel appliances.
Condominium owners have use of a private fitness center, as well as the private owners' lounge on the 16th floor, featuring a fireplace, wet bar, and a 1,200-square-foot roof deck. Bulkowski says the deck will be completed in time for the city's various summertime fireworks displays.
