Midtowne Village on Health Hill wouldn't be complete without a residential community, and Park Row Condominiums is filling that role. On April 16, the $9 million condos at Michigan and Union Streets broke ground.
The 34 units range in size from 700 square feet to over 2,000 square feet. Plans for the three-story building feature one-, two-, and three-bedroom flats on the first and second floors. The six homes on the main level (east side) feature front porches and street-level entrances that open to a central park and reflecting pond.
"We're the only luxury development downtown where residents can park in front of their homes and walk right in," said Joe Ross, Park Row partner and sales agent for DMS Incorporated.
Two-story townhouses make up the third level.
Prices range from $140,000 to over $400,000. Park Row will pay the 2007 and 2008 property taxes for any condo purchased before May 31, 2007. Park Row has also dropped the condominium association fees from $150 a month to $100 a month.
"Because we're paying the property taxes," Ross said, "for the next month people can get a one-bedroom condo for $791 a month. They can get a two-bedroom for under $1,200 a month."
To date, Ross has purchase agreements on 14 condos. He expects some residents will be able to move in about September 1.
