Demolition began last week on three industrial buildings on the city’s northwest side. The demolition is the first step toward the renovation of an abandoned furniture factory at 1115 Taylor Street NW and the creation of an adjacent 157-space surface parking lot.
Last Thursday, the City Planning Commission gave Taylor Coldbrook, LLC the go-ahead for the $4 million mixed-use project.
“There’s about 30,000 square feet altogether,” said investor Kim Beyer. “The oldest portion of the building is three stories, then there’s a single story and a basement on the north half of the facility. Parking [for employees and business owners] is underneath both of them; there will be 15 spaces available.”
Beyer expects to convert the top floors to live/work condominiums, with office or retail space on the main floors.
“We’re maintaining the historical qualities of the building as much as possible,” Beyer said. “Although there will be a glass stair tower and another entrance canopy on the north end, and all new windows and mechanicals.”
Taylor Coldbrook LLC also purchased the old red schoolhouse on the north end of the property. Demolition is scheduled for early 2007, after Schaafsma Heating and Cooling, who now occupies the building, vacates the property.
“We may construct a new two-story building on that part of the site sometime in the future,” Beyer said.
Architectural services for the renovation of the factory will be provided by W.L. Perry & Associates, LTD. Constructors, Inc. is in charge of construction. S.J. Wisinski & Co. will handle leasing and sales.
