Working in an office building with frontage on Muskegon Lake is like being on a cruise ship. Or so say employees who work in the building near Dan Henrickson’s proposed Viridian Place, a $10 million office and retail complex planned for downtown Muskegon’s Edison Landing. That carefree feeling is what Henrickson and his company, True North, hope to capture in architecture of the two-building complex.
Plans are to front the nearly transparent buildings along some 760 feet of lakeshore and provide lake views for each suite. The buildings will be two stories and 29,000 square feet each, with a lakeside boardwalk and 60 boat slips.
“We want this to be the premier retail and entertainment address in Muskegon,” Henrickson says. “We're looking at putting in restaurants with outdoor seating along the water. Restaurants will have transient slips available for boaters who want to go to the restaurant. Some workers are talking about bringing their boats over and then going to work on their boats.”
Henrickson is pursing Leadership in Energy and Environmental Design (LEED) certification. To-date preliminary financing is in place and the project is in the pre-leasing stage.
“We have six requests for proposals out to prospective tenants, and two letters of intent,” Henrickson says. He declined to name the prospective tenants.
“We have a clean slate to redefine what Muskegon will be in the future,” he adds. “It's on the upswing there's no question, and the opportunities are almost limitless.”
Henrickson hopes to break ground this fall, with completion of phase one in late 2008.
